  • Professional marketing — photography, MLS, syndication, social, and direct outreach
  • Negotiation expertise honed across 40+ personal transactions
  • Closing coordination — attorneys, lenders, inspectors, title

Professional photos, drone if it helps, social campaigns, and outreach to active buyers in our network.

Ready to Sell Your Home?

Let's talk about your timeline, your goals, and what your home can realistically command in today's market.

Small Multifamily

Duplexes, triplexes, four-units, and small apartment buildings. We don't just list multifamily — we own, operate, and renovate it ourselves.

Why Multifamily Is Different

An Investor's Eye on Your Sale.

Selling a 2–4 unit (or larger) building isn't the same as selling a single-family home. Buyers want the right numbers — rent rolls, T12s, expense ratios, deferred maintenance — and they're often investors who've seen everything. We've been on the buyer side of dozens of multifamily deals. We know what investors are looking for and what kills a deal.

Whether you're an investor stepping back from rentals, a landlord ready to be done with difficult tenants, or an owner who's accumulated a building over years, we'll position the property to maximize value and minimize friction.

Numbers Buyers Trust

Clean rent rolls, T12 income & expense statements, and pro formas that hold up under scrutiny.

Tenant Coordination

Showings, lease estoppels, security deposit transfers — handled professionally so you don't have to navigate awkward tenant conversations.

Reach Real Investors

Our buyer network includes active CT multifamily investors. Many deals close before hitting the open market.

Pre-Sale Improvements

Sometimes a $5K fix unlocks $25K in value. We'll tell you what's worth doing — and what isn't.

Selling a Multifamily Property?

Let's review the building, the rent roll, and the right strategy for your goals.

Preforeclosure & Foreclosure

Behind on payments? Auction date approaching? Underwater on your mortgage? This is the situation we know best — and the homeowners other brokerages walk away from.

Where We Stand Apart

CT-Specific Foreclosure Expertise.

Connecticut is a judicial foreclosure state, which means foreclosures go through the courts. That creates real opportunities to take action — but time matters. The sooner you reach out, the more options you have.

We've helped homeowners navigate every stage of the CT foreclosure process — from missed payments to law day. Our team works with experienced foreclosure attorneys, lenders, and CT-specific loss-mitigation processes to find the best path forward for your situation.

  • Stop or postpone an upcoming auction (when possible)
  • Negotiate short sales with lenders to avoid a foreclosure on your record
  • Coordinate with foreclosure attorneys for legal protection
  • Explore loss-mitigation options including loan modifications
  • List the property quickly to capture remaining equity
  • Connect you with housing assistance and relocation resources

CT Court Process Knowledge

We understand judicial foreclosure timelines, mediation, and law days — and we move fast when time is short.

Auction Postponement

When there's a credible plan to sell or refinance, we coordinate with attorneys to push back auctions.

Equity Protection

If there's any equity to capture, we'll help you keep it instead of letting it disappear at auction.

Credit Protection

Avoiding a foreclosure on your record can save you years of credit recovery. Short sales and pre-auction listings often help.

Don't wait. Every week you delay reduces your options. If you're behind on payments — or already in court — call (203) 815-1890 today for a free conversation.

Facing Foreclosure?

The earlier you reach out, the more we can do. We'll review your situation honestly and tell you what's possible.

We respond quickly to time-sensitive cases. Mention your court date or auction date when you reach out.

Fix & List Program

No funds to prepare your home for sale? We front the costs for repairs, cleanouts, attorney fees, and prep work — fully reimbursed at closing.

How It Works

Your Home Lists at Its Strongest Price — Without Costing You Anything Upfront.

Sometimes a home that needs $15K of work could sell for $50K more after the work is done. The math is obvious — except you don't have $15K. The Fix & List Program solves that. We use our own funds and contractor network to get the property ready, then deduct the costs from your proceeds at closing.

This isn't a loan. There's no interest, no monthly payments, and no out-of-pocket costs. If we don't sell the home, you don't owe us for the work.

  • Repairs (cosmetic or structural — coordinated with our trusted contractors)
  • Cleanouts and junk removal
  • Attorney fees (we cover up front, reimbursed at closing)
  • Staging and curb-appeal improvements
  • Inspections and certifications when needed

$0 Upfront

You don't write a check for any of the prep work. We invoice it back at closing from sale proceeds.

Vetted Contractors

Our network has done hundreds of CT property prep jobs. No general contractor markups, no surprises.

Net More to You

Even after costs, sellers typically net significantly more than they would have selling as-is.

You Stay in Control

We recommend the work, but you approve every dollar. No hidden charges.

Ready to Capture Your Home's Real Value?

Let's walk the property and put together a Fix & List proposal — what we'd do, what it would cost, and what it would net you.

Divorce & Probate Sales

Selling a property during divorce or probate adds layers of legal and emotional complexity. We coordinate with attorneys, manage court timelines, and handle the details so you can focus on moving forward.

A Steady Hand During a Hard Time

Patient, Professional, Discreet.

Divorce and probate sales aren't ordinary listings. There are deadlines, court orders, multiple stakeholders, and emotions running high. We've worked with CT divorce attorneys, probate attorneys, executors, and conservators — and we know how to keep the sale moving without adding stress to an already difficult situation.

Divorce Sales

Coordinated communication between both spouses (and their attorneys), neutral handling of pricing and showings, and discreet management of the property throughout. We're not on either side — we're focused on getting the property sold so both parties can move on.

Probate Sales

Working closely with the executor and the probate attorney, we handle the timeline pressures, coordinate cleanouts of the deceased's belongings, manage repair decisions, and present the property at its best — often improving net proceeds significantly versus a quick wholesale sale.

Attorney Coordination

Direct communication with your divorce or probate attorney to keep the sale aligned with court requirements.

Timeline Management

Court deadlines, settlement dates, distribution schedules — we keep everything on track.

Cleanout Support

Estate sales, donations, and junk removal handled — we'll connect you with vetted resources.

Privacy & Discretion

We handle showings and communication with the discretion these situations deserve.

Need Help with a Divorce or Probate Sale?

Confidential conversation, no pressure. We'll explain what to expect and how we can help.

Short Sale Navigation

Owe more than your property is worth? We partner with top short-sale negotiators to pursue lender approval — protecting your credit and helping you avoid foreclosure.

When You're Underwater

A Better Alternative to Foreclosure.

A short sale is when the lender agrees to accept less than the full balance owed in order to release the lien and let the property sell. It's complex, paperwork-heavy, and lenders push hard — but for the right homeowner, it can mean walking away from a property without a foreclosure on your record.

  • Hardship documentation prepared in lender-friendly format
  • Pricing strategy that lenders are likely to approve
  • Direct negotiation with the loss-mitigation department
  • Coordination with the foreclosure attorney (if a case is already filed)
  • Buyer marketing tailored to short-sale-friendly buyers
  • Closing coordination once the lender approves

Credit Protection

A successful short sale typically impacts credit much less than a foreclosure — and recovers faster.

Time Pressure Handled

If you're already in foreclosure, we can often coordinate with attorneys to keep the case from progressing while we negotiate.

Possible Cash Relocation

Some lenders offer "cash for keys" or HAFA-style relocation incentives at closing. We'll pursue these where available.

Specialized Negotiators

We work with experienced short-sale negotiators who handle the lender paperwork start to finish.

Considering a Short Sale?

Free consultation to walk through your situation, your hardship, and whether a short sale is realistic for your lender.

Understanding Preforeclosure in Connecticut

Connecticut is a judicial foreclosure state. The process goes through the courts — which means there are real opportunities to act at every stage. The earlier, the better.

The Five Stages

From Missed Payment to Law Day

Missed Payments

Lender notices begin. Late fees pile up. Most options still on the table.

Lis Pendens

Lender files lawsuit. Notice recorded against the property. Clock is ticking.

Court Proceedings

Mediation opportunities. Loss-mitigation review. Time to act decisively.

Judgment

Foreclosure granted. Strict timeline now applies. Last opportunities narrowing.

Law Day / Auction

Property is sold or title transfers. Final stage.

At every stage there are still options — short sales, loan modifications, list-and-payoff, partnership solutions, or simply selling fast for cash. But the longer you wait, the fewer of those options remain. The most expensive choice is doing nothing.

Disclaimer: This is general information only and not legal advice. Connecticut foreclosure law is specific and the facts of your case matter. Consult a qualified attorney for advice on your specific situation.

Where Are You in the Process?

Whether you've just missed your first payment or you have an auction date next week, we can help you understand your options.

Warren Juall

Owner & Broker · CT-Licensed

A lot of real estate agents have never purchased their own home. Warren has been on the buy and sell side of his own properties more than 40 times. That means real renovations, real tenants, real numbers — not just listings.

He got into real estate in 2017 after obtaining his license and buying his first 3-family. He lived in one unit and rented out the rest, including one as a room rental. Seeing the power of rental income, appreciation, and tax benefits firsthand, he built a 2-year plan to transition out of his finance and accounting W-2 — and by 2019 was full-time in real estate.

Warren has flipped over 40 properties, held rentals, done major renovations and minor cosmetic work — and built a deep network of contractors, investors, attorneys, and agents across Connecticut. That hands-on experience is what sets HOMESELL apart.

Want to Talk About Your Property?

The best way to figure out if we're the right fit is a real conversation. No pressure — just an honest look at your situation.

Frequently Asked Questions

Answers to the questions we hear most. If yours isn't here, just call or send a message — we're happy to talk it through.

What areas of Connecticut do you serve?
We serve homeowners across the entire state of Connecticut. Our office is in Cromwell, and we frequently work in Hartford, New Haven, Middletown, New Britain, Meriden, and surrounding communities. For multifamily and distressed-property situations, we go anywhere in the state.
Are you a real estate brokerage or a cash buyer?
HOMESELL is a CT-licensed real estate brokerage (a DBA of Juall Realty, LLC). We list properties on the open market like any brokerage. In some situations — especially distressed ones — we have access to investor partners who can purchase directly when that's the best path. We always present both options.
How is the Fix & List Program different from a regular listing?
In a regular listing, you pay for any prep work yourself — repairs, cleanouts, attorney fees, etc. With Fix & List, we front those costs and reimburse them from your proceeds at closing. Zero out of pocket. There's no interest, no monthly payment, and if the property doesn't sell you don't owe us for the work.
My auction is in two weeks. Is it too late?
Maybe not. With a credible plan to sell or refinance, attorneys can often request an auction postponement. We've helped clients push back auctions and close on a sale before law day — but every day matters. Call us today.
How does a short sale affect my credit?
A short sale typically has less impact on credit than a foreclosure, and credit recovery is faster. The exact impact depends on your full credit profile. Talking to a credit counselor or attorney before deciding is a good idea — we can refer you.
What does a typical commission look like?
Commissions vary by transaction type and complexity. We discuss this transparently up front before you sign anything. For distressed-property and short-sale situations, the commission structure often differs because the lender is involved.
Do you handle estate sales / cleanouts?
We don't run estate sales ourselves, but we coordinate them. Our network includes professional cleanout services, estate sale companies, donation pickup, and junk removal. We'll connect you with the right resources and oversee the process if you'd like us to.
I'm getting divorced. Do both spouses need to be on board?
Eventually, yes — both names typically need to sign listing and sale documents. We're experienced at navigating divorce situations professionally, working with both attorneys, and keeping communication neutral so the sale can move forward.
What if my property is in really bad shape?
That's where we shine. Whether it's hoarder conditions, deferred maintenance, code violations, or active damage — we've seen and sold properties most agents wouldn't touch. We'll tell you honestly whether to fix it, sell it as-is, or take an investor offer.
Can I just call to ask a question without committing to anything?
Absolutely. We talk to dozens of CT homeowners each year who never end up listing with us — sometimes our advice is "you don't need to sell" or "here's a free resource that's a better fit." No pressure, ever.
